Comparables and two theses

Two independent valuation passports, productive thesis and market/conversion thesis, never merged, with a marker for the stronger one. Comparables resolve against Maa- ja Ruumiamet’s official transactions register, where detailed access is granted case by case; until that access is in place, or when the comparable set is too thin, EMPI flags the market thesis as insufficient instead of returning a fabricated value. NOI anchors are calibrated to Maa-amet and Statistics Estonia 2024 lease data.

Land due diligence is the verification of a parcel’s productive capability, legal restrictions, valuation and counterparty risk before purchase, so the buyer knows what the land can do, what the law allows, and what a defensible price is.

Yes, the operating scope is the Republic of Estonia, in the national L-EST97 coordinate system. The data backbone spans the full national registers: cadastre, soil, topography, agricultural fields, forest stands and protected areas, with counts published on this page.

No, it tells you when you need them. The verification taxonomy explicitly flags parcels for legal review or field validation when registry data shows ownership complications or when high potential needs an on-site check. Scoring is never presented without that status.

Every output records exactly which dataset versions it used, that is what the provenance envelope is for. Instead of a blanket freshness claim, each parcel report states its own data vintage, and re-analysis shows what changed since the prior run.

No. EMPI computes scores, valuations under explicit target returns, and advisory compliance flags. Decision labels state conditions, for example, fair at a 3% target return but overpriced at 5%, and the decisions themselves stay with the fund’s committee and compliance officer.
